Gaining building regulation approval is a statutory requirement that must take place before construction can begin. Applying for approval ensures that all new buildings comply with current safety standards, focusing on elements such as structure, drainage, building insulation, electrical works, fire and so on. For the most part, most projects require building regulation approval, with the exception of some smaller repair, replacement and maintenance projects.
There are currently three types of building regulation applications that can be applied for. These include a building notice application, a full plan application and a regularisation application.
A building notice can be used for small simple projects that do not require specific drawings being produced, and can often be obtained through a single site visit. A full plan application is the most common of the three, requiring a full set of drawings and structural calculations to be submitted for approval. This is followed by a series of site inspections at different stages of the build process. The final regularisation application deals with retrospective works that have already been completed on a property, that did not obtain approval previously.
